Comprehensive approvals process

301 Florida Ave NE demonstrates our expertise in identifying beneficial neighborhood improvements, knowledge of the DHCD funding process, expertise in DC planning, zoning, and Planned Unit Development (PUD) processes, ability to work effectively with the local ANC and residents, and track record of designing exemplary architecture for the “public good and benefit,” a prerequisite to gaining PUD approval. The site at 301 Florida Ave had previously been approved for a seven-level development. We led the effort to increase density though the PUD process and gained approval for an additional five stories.

The project serves as a gateway to downtown from the Union Market area and will have 127 affordable units and a rich collection of amenities including a gym, computer lab, lounge, and toddler room. The “Flat Iron” design was based urban precedents that create a pedestrian-friendly experience coupled with a high level of design and architectural materials.
