Creating new value
Belmont Crossing (also known as Barnaby & 7th) showcases our comprehensive approach to master planning, re-zoning, design guidelines, and full architectural and interior design services to create a new, green, affordable residential community. The site had been occupied by 26 dilapidated buildings with 272 units, only 180 of which were occupied. Seven buildings were closed and the rest showed signs of decay. We obtained Zoning Commission approvals for a zoning change and map amendment allowing 576 units in a new community with green space, to be constructed in five phases. After creating the guidelines for public space and green space, we became the architects for The Upland, the Phase 1 development that serves as the prototype for the future community.
Planning for sustainable community growth
The three-phase master plan includes 470 affordable units in six buildings and a revitalized site that prioritizes the residents’ experience and improves pedestrian space for the entire community. Included are ample park-like spaces, playgrounds, underground parking, a new road to reduce vehicular strain, and an updated public space realm with new sidewalks and streetscape to meet the city’s standards. By obtaining the Zoning Map Amendment and implementing a comprehensive development plan, the project ensures long-term benefits for the residents and the broader community in alignment with the city’s growth and need for affordable housing.
A prototype for residential wellbeing
Phase 1, The Upland, occupies the former site of eight buildings and delivers 169 units of various sizes, one bedroom to four bedrooms. The 234,000-SF building includes a 64-space parking garage, two courtyards, a children’s playground, and an amphitheater. Amenities within the building include a community room, multi-purpose room, lounge, computer library, gym, and toddler care. The building is designed with a commitment to sustainability and includes a solar system and green roof.
