Re-purposing an underutilized shopping center
The Mt. Airy Health & Wellness Pavilion — a joint venture of Carroll Hospital and Frederick Memorial Hospital — is located in what had been an under-utilized shopping center. The existing conditions challenged the design team to introduce daylight into the deep floor plate, re-position the retail character of the building, and provide wayfinding for intuitive ease of access.


The project entailed programming 65,000 SF of medical outpatient spaces for the two hospitals and their sub-tenants. The building includes clinical spaces for comprehensive medical health services, a phlebotomy lab, tenant spaces for OBGYN, pediatric, rehabilitation, imaging, and urgent care practices, and a large Community Room for health education. Lean Design principles used in the planning process produced staff efficiency, reduced waste, and minimized variations despite the several users.
